Introduction

Having a place to call home is a must for every Calypso colonist. The term estate is used in the Entropia Universe to describe the various forms of housing available, from apartments to grand villas.

Housing

There are several forms of housing properties available in the Entropia Universe. They include the following:
  • Sheds
  • Apartments
  • Houses(villas, mansions and farmhouses)
  • Hangars
  • Castles
Every piece of property comes with an ESTATE DEED. The ESTATE DEED shows the name of the estate, as well as other information about the property and any additional area that may come with the property such as a garden etc. Some properties, especially apartments, do not come with additional areas.

There is no limit to the number of estates a single avatar may own, meaning that you may become a true virtual real estate broker if you like. ESTATE DEEDS can be purchased from the auction or through direct trade with other avatars.

The Estate Terminal

Once you have acquired an ESTATE DEED, you must then locate the ESTATE TERMINAL which is located near the estate in question. When you have accessed the terminal, you need to 'CLAIM' the estate while you have the ESTATE DEED in your INVENTORY.

The ESTATE TERMINAL also displays various data about the estate. For instance, the maximum number of items you may store in the estate, the land area included in the estate, and the number of guests allowed.


Using the ESTATE TERMINAL, you may also set your estate to PUBLIC mode, meaning anyone may visit your Estate.

The ESTATE TERMINAL has an option for RESTRICTED or UNRESTRICTED access. While set to UNRESTRICTED, the estate owner may freely add and remove items or furniture from the property. When set to RESTRICTED, the estate owner may not add or remove items or furniture from the property.

Note that as a new owner, when claiming your estate, you also need to manually set the estate access to UNRESTRICTED in order to begin interacting with the property.

Appartments

Apartments are initially available through the auction and have a buyout price of 250 PED for the small apartments, 350 PED for medium and 450 PED for large apartments.

Apartments come with a maintenance fee of 10 PED per 30 days. Once this period has elapsed you will need to pay the fee, or else access will be denied to the apartment.

Hangars

Hangars are special estates, as they include a space ship. You need to gather equipment to get the space ship in working order though if the previous owner didn't do that for you. With the space ship you will be able to travel, together with friends, to other areas, like the Crystal Palace Space Station.

Of course you may also use your hangar as a home.

Taxation

Some estates also include taxation rights. The tax rates are set via the claim tower, and are set between 0-10% of all hunting and mining perfromed on the estate. The owner, which can either be a single avatar or a society, collects on all such activity within a taxable land.

Lots

A feature scheduled for later development in the Entropia Universe is the option to merge estates located near each other and put up new kinds of buildings. Maybe a department store or a special public area?
